CHECKAY RESIDENCE-KIMBERLEY BC
In January 2023 Jericho Exteriors was contracted by New Dawn developments to do the exteriors on one of their projects in Kimberley BC. The home was within eyesight of the ski-hill and backed onto a community trail system. Clearly a very desirable area.
New Dawn developments clients the “Checkay family”, have had a previous bad experience with a builder who had built their last home in Saskatchewan. The new home was built to sub-par standards that leaked and rotted within 2 years. Their apprehension in trusting a new builder was justified. But they were in good hands. We just needed to prove it.
The clients have done their research. Selecting a premium building envelope (mento 1000). Electing to have exterior insulation installed on the exterior walls to boost the R value and going with a rainscreen system to create an airflow beneath the cladding adding to the longevity of their siding.
Rigid insulation was initially selected as the exterior insulation. However, I raised the point that in doing so it can risk creating a secondary vapor barrier trapping moisture in the walls. I suggested Rockwool insulation. It was a well-received suggestion. Rockwool was a great R value. It is vapor permeable and fire resistant to boot…. you can literally take an acetylene torch to this stuff.
The cladding selection was Allura plank siding, Allura rustic plank siding, Allura panel with EZ trim, LP smart trim, smooth fir trim, kaykan aluminum soffits and cedar t&g soffits for the feature deck.
Work commenced in June 2023. Very rarely do we have a project that has no hiccups. Everything went off without a hitch. New Dawn had also done their homework. When you have a builder that is knowledgeable and competent it makes our scope of work much easier to complete. Within 4 weeks the project was completed.
We thoroughly enjoyed working on this project. We loved working every day in such a beautiful area. To quote John “Hannibal” Smith for the “A-team” “I love it when a plan comes together”.
The client was more than satisfied with the job. The nice part about living in a small town is you bump into past clients sometimes. Every time I bump into them, they mention how happy they are with the siding job we did. Moments like that make it all worth it.
